Comprehensive Building Maintenance Solutions

General, preventive and corrective maintenance for residential and commercial properties — planned, inspected and documented rather than left to chance.

Service Overview

Maintenance that protects the asset, not just the symptom.

Velion provides building maintenance services covering the fabric, finishes, fittings and general condition of residential and commercial properties across Dubai. Our scope is deliberately broad, because buildings rarely fail in one isolated place.

A maintenance visit typically begins with inspection. We look at the areas reported by the client, and also at the adjacent conditions that commonly cause repeat failure — sealant lines, movement joints, water paths, fixings, access panels and substrate condition. The resulting report tells you what was done, what was found and what should be scheduled next.

Works are carried out by trained personnel with appropriate access equipment, protection for occupied areas and housekeeping standards suited to the property type. Where a trade outside our divisions is required, we say so rather than improvising.

01

General Building Maintenance

Day-to-day upkeep of building fabric, fittings, fixtures and common areas to keep the property presentable and functional.

03

Residential Property Maintenance

Villas, apartments and private communities maintained with discretion, clean working practice and flexible scheduling.

05

Commercial Property Maintenance

Offices, retail and mixed-use assets maintained around trading hours, tenant obligations and formal access control.

06

Routine Property Inspections

Structured condition surveys of accessible elements, producing documented findings and a prioritised list of recommended actions.

07

Repair & Maintenance Support

Responsive repair capability for reported defects, coordinated with the client so access, timing and reinstatement are agreed.

08

Property Upkeep Solutions

Ongoing upkeep programmes that keep presentation, safety and function at standard between formal inspection cycles.

Common Requirements

The maintenance requests we receive most often.

Every building generates its own list. These are the categories that come up repeatedly across residential and commercial properties in Dubai — and how we approach each one.

  • Water ingress and dampTraced to source before any finish is applied, because covering a water path guarantees a repeat failure.
  • Cracking and movement jointsAssessed to determine whether the cause is substrate movement, sealant failure or finish breakdown.
  • Doors, ironmongery and fittingsAlignment, fixings, closers and hardware adjusted or replaced to restore reliable operation.
  • Wall and ceiling finishesLoose, blown or saturated plasterboard and plaster made good before decoration begins.
  • Tiling, joinery and sanitary fittingsRefixed, resealed or replaced where movement, adhesive failure or sealant degradation has occurred.
  • External and common-area conditionFacade lines, balconies, railings, boundary walls and shared spaces kept safe and presentable.

Our Professional Approach

How a Velion building maintenance engagement runs.

01

Inspection

Reported areas plus adjacent conditions assessed, photographed and recorded.

02

Cause identified rather than symptom treated, including any contributing system issues.

03

Scoped Proposal

Written method, materials, sequence and programme agreed before works commence.

04

Execution

Trained personnel, appropriate access and protection, clean working practice throughout.

05

Verification

Completed works checked against scope, defects closed out before handover.

06

Documentation

Findings, works completed and recommended follow-up issued for the asset record.

07

Programming

Where beneficial, a preventive schedule with inspection intervals is proposed.

08

Review

Programme reviewed against condition findings and adjusted as the asset changes.

Maintenance Benefits

What disciplined maintenance actually returns.

Maintenance is not a cost line to be minimised. It is the mechanism that keeps every other investment in the building intact.

Lower lifetime cost

Small interventions made on schedule consistently cost less than large interventions made under pressure.

Predictable programming

Works are planned around occupancy instead of disrupting it, with notice and agreed access windows.

Safer environments

Hazards such as failed fixings, loose fabric and degraded sealants are identified before they cause harm.

Protected asset value

Presentation and condition are maintained, which matters for tenants, occupiers and future disposal.

Documented history

An accumulating record of condition, works and recommendations supports better future decisions.

Single accountability

One coordinator across fabric, cooling, electrical and finishing trades, rather than four separate conversations.

Building Maintenance FAQ

Questions about our maintenance division.

Preventive maintenance is planned work carried out at set intervals to keep an asset in good order and detect deterioration early. Corrective maintenance is repair work carried out after a defect has been identified. A sound programme uses both: scheduled inspection to catch problems early, and responsive repair when something needs putting right.
Yes. Routine property inspections can be commissioned on their own. The output is a documented condition report with photographs and prioritised recommendations, which you can then use to plan works at your own pace.
Yes. We routinely work in occupied residential and commercial properties. Access windows, protection of finishes and furnishings, noise-sensitive tasks and reinstatement are all agreed in advance so occupants are affected as little as possible.
Availability depends on the scope and the current programme. Contact us with the requirement and we will confirm the earliest practical inspection or attendance date. Clients under an Annual Maintenance Contract receive scheduled visits in line with their agreed programme.
We cover building fabric and general maintenance, air conditioning, electrical works, painting and fire-rated coatings. Where a requirement falls outside these divisions — for example specialist lifting equipment, major structural works or statutory certification — we will tell you clearly rather than attempt work we are not set up to deliver properly.
